Old CRE underwriting: Property + sponsor reputation + collateral = loan
Modern CRE underwriting: Sponsor liquidity + global financial capacity + property cash flow + market fundamentals + collateral value + downside scenarios + refinance capacity + lender portfolio exposure = loan
And the shift is particularly pronounced in hospitality and retail, because these properties have operating cash flows that can change much faster than the underlying real estate.
